Options to Pull Equity Out

I currently own two homes free and clear, one short term rental that grossed 85k last year and our primary residence.  I would like to pull the equity (or 80% of it) out of our primary and was wondering what my options are.  My wife and I typically show a loss to minimize our taxes so our income taxes for the last few years have all been losses.
