HELOC on my investment property?

Hi, 

I have an investment property in the Orlando area and I am looking to get a HELOC on the property. The lender that gave me the primary mortgage says that he can't do it because it is an investment property and other HELOC providers that I talked to said the same thing. Is there a company or person that provides HELOCs for investment properties? Thanks in advance!
