Where do you find clients for fix-and-flip and DSCR loans?

I recently started working with a lending company that provides fix-and-flip financing and 30-year DSCR loans for investment properties.

For those in the lending, broker, or investor space, where have you found the best clients?

Are most of your deals coming from realtors, wholesalers, investor groups, referrals, social media, BiggerPockets, networking events, or something else?

I’m based in the NYC area but can work with borrowers nationwide. I’d love to hear what’s worked best for others and where you’ve found the highest-quality leads.

If you were starting today, where would you focus your time first?

Hey Chris,

The easiest leads usually come from FB, BiggerPockets, & Social Media. It only works however, when you add value and expertise to everyday property owners problems. Soliciting rate and fees, never works.

I would suggest, looking at what your competition is not offering, and targeting those leads to offer your unique value proposition. Research data of various property owners from lenders you know can't offer a product you have.

I would also dial in your process and procedure. Make sure you do the extra homework when underwriting deals. Do not rely on the borrower, as they will inflate value or experience. Qualify leads quickly and say no to deals you know won't work.
