NEED CASHOUT REFI TX

I need a cash out refi for a rental in TX. Small loan amount around $50k. Looking for a 75% cash out. I have been told that 70% is the max now. Is there any 75-80% Cash out refi's out there anymore???

Can anyone refer me to someone?

I need to go stated income, fico 695.
