Hard Money$$$

I've been looking for hard money for a client of mine. What I've found so far is 70% LTV for 10 to 15%. Property is in LLC...will need to be deeded back into his name. Client's score is around 620. If anyone knows of a better program for the Texas area....would you mind sharing it with me.
