Self storage newbie lessons

Hello, I'm a total newbie when it comes to investing, that said looking to get my start in self storage, here in Montana. Looking into either purchasing an off market deal or building. I have little to no money of my own and so any ideas on hard money or financing options would be helpful. Also just any advice I can get would be helpful. Thank you in advance!

@Cody Baker Learn it as much as you can. There is a boat load of information online now as compared to even 4-5 years ago. I wouldn't recommend hard money, but listen to a ton of podcasts and read AJ Osborne's new book. That will get you far.
