Mortgage on Tiny House?
Is it possible to get a mortgage on a Tiny House (on wheels) that costs $40k with roughly $10k in setup costs, so really $50k total?

Its possible... But you'd have to find a specialized lender for that. Conforming residential loans require the house to have some sort of foundation, i.e. "attached to the ground." So, modified trailers are not eligible, for example. Also, before COVID the min. for a loan was $50k (the loan, not the purchase price). After covid i heard it went up to $75k. I don't know what it is now. If it is on "wheels," you are basically looking for a car loan to the best of my understanding.. Good luck.
