Multi-unit financing - 205 or 25% down??

Finalizing a deal for a 6-unit property in upstate NY.  Are there commercial lenders offering 20% down?  If yes, what does it take to get 20% vs 25%?  (i.e. credit scores, income, building revenue etc etc...)
