Going to go ahead and do Home Walk-Throughs for Investors
Well, like we've been talking about on the Forum for years, there is a real need for a veteran GC/Investor to walk properties with newbie Investors - before they even make an offer - and put that eagle eye on things and throw some opinions and prices around. There have been many times I wish I coulda helped out a new confused Investor.....
So, bored in retirement, I decided to do exactly that. I'm mostly in San Diego area now (family stuff), but could also look in Arizona since I'm trying to maintain an AZ address as well. Just gonna see what happens....

Yes, once upon a time, 'bout 10 years ago, our local REIA offered a-la-carte coaching as a counter move to the generic GRQ courses.
We had a list of coaches by topic. People got nominated by the REIA to be a coach based on their personal background. The idea was you pay per session and ask anything you want for $300 (20% to the REIA), instead of signing up for a 30k course. From HML to portfolio analysis and strategic consulting. I covered BRRRR, rehabs and flips. Usually a mix of looking into ARV, SOW and some design stuff. And it typically ended up being looking/talking for 2-3 hours, plus however long it took me for a CMA.
We had 8 or 9 coaches, all really great people, it was brilliant. We had a few meetings and having our combined expertise in a room was really cool. And the endorsement and promotion was from the REIA, so we did not even self-promote.
The reality however was that we had VERY few takers over I think almost 2 years. The people who needed advice the most wanted it either for free, offered to pay for Starbucks, or (and this is the kicker!) - would rather sign up for a 15k get rich quick course. I believe the problem with noobs is they don't even grasp how much they don't know. And many are so broke that $300 is a lot in their eyes.
