Need a contractor in Alpharetta

I found a property I want to buy as my first fix and flip, but I need a contractor to figure out the repair cost. Should I get a repair bid before I submit an offer on the property?  Or do I submit the offer based on my best assessment of the repairs needed then contact a contractor?  Can anyone recommend a contractor that works in Atlanta/Alpharetta GA area?  I know of 2 already (I'm  trying to get on their walk through schedules ASAP) but I heard it is best to get 3 bids.
