needing to update the kitchen and bathrooms in a rental property

Hi all,

I'm wondering if anyone has a contractor or two who they could recommend to help me with a small townhouse condo that I am in the process of buying in Davie, Florida.  It needs the kitchen and bathrooms to be updated.  I don't plan to spend a mint on the place, but I would like it to look attractive, obviously.  It also needs some paint and some flooring upstairs as well as some minor repairs here and there that any general contractor can do.  

I am asking around so that I have a few options to work with.  I just need to minimize the likelihood of hiring a jackleg (i.e. an incompetent, unskillful or dishonest person).  Nobody has time for that.

Be careful, of contractors low balling you to get in door, once there, everything is an extra. Decide on what you want done, interview 3-4 contractors. Have them submit a written bid with entire scope of work. Timeline for scope to be completed. And when draws are expected. Have them show you property pics, before and after. See if they have references. Reliable ones, Realty companies etc. We are in Maryland so we can't help you. But, we've gone after too many to clean up their mess, it ended up costing a lot more for customer. From little bit you said, I would think about 10-15k for nice, not top of line work for entire scope of work. If nothing major in plumbing or electrical is found once work started.
