House hacking converting SFR to Triplex

I live in Los Angeles and own large SFR in R4-2 zoning. We would like to invest in real estate but in our area it's thought. This idea came to mind as I read about house hacking. We have make some major improvements on this home so why not make it to a duplex or triplex (apartment over garage). I need some direction in considering logistics. Is this even something I should consider? I would love to learn from those who know. One reason for considering this is that we live close to downtown LA and near USC. Long term goal is to rent to students.
