Window Replacement, Wood or Vinyl

Current 2 bedroom unit on an end of an 8 unit building needs new windows. Some of the glass on the windows are foggy and will only get worse. The frames on the windows are wood. Top floor has a 2 piece living room window, a kitchen window, and a sliding glass door. All wood frames. The middle piece on the living room window is foggy and needs to be replaced. The right most piece on the 3 piece window is rotting. The kitchen window is starting to get foggy, but is still fine. The sliding door is also starting to get foggy, but is still fine. The bottom floor has one window that had the glass replaced when the property was purchased. Another window has a vinyl frame which was like that when the property was purchased
There are two options being considered.
1. Replace just the middle piece (just the glass) on the top floor 3 piece window (about $500).
2. Replace the 3 piece window wood frame because rotting started.
3. Replace the 3 piece window frame to be vinyl.(about $2,000)
Other window will probably need to be replaced in the future. What would be the best thing to do? If the property will be sold in the future, will vinyl windows add value to the home. Does the frame need to be replaced, or just the glass?

Is it a non-standard window? Why is it costing $2000 for a window?

A standard window. The contractors in the area have a lot of work, so they raised their prices high.

What is the building construction and finish? I'd consider reframing the window opening to a standard size and using a vinyl replacement off the shelf.

I would check around.
We've had a lot of special order windows so we went with a manufacturer & they delivered them all. Saved >30% from contractor quotes.
Here are a couple in my wife's office off our master bedroom & they were no where near $2000. Our contractor put them in (they were huge) we had the Amish make all the curved oak trim. The ceiling peaks at 15ft from the office floor.

These huge Pella picture windows I got from Lowes ($150 each delivered), they were special order return. They are now in our Lakehouse 23x12 kitchen.

The property is part of HOA, so the windows have to remain the same size. They agreed to allow vinyl even though the current is is wood. I will see if there is a size in the off the shelf parts.
Those look great! I will check with hardware stores to see if they have a close size.

Lame, sorry. HOA's are the worst until they are babysitting your property for you.
