Looking for Contractor Partner in Flip

Hi all - I am a commercial real estate pro by trade and looking to do a flip in the Seattle metro.  I have begun the search for a $300-400k property that will require $50-100k in renovations.  I have cash on hand to accomplish this but I need to partner with a contractor who can help me evaluate a few properties.  Ideally, I am looking to work with someone who can educate me on the potential work required, and then quarterback the work once I close on the site.  I am 100% flexible on the engagement model and open to any/all suggestions and advice.
