Chimney flue liner and pest recommendations

Hi,

I am looking at a property that has a chimney without a flue liner. The home inspector recommends that we have a flue liner put in. The property does not have a fireplace, but has the water heater and gas furnace connected to it. Do you guys recommend that I get a flue liner put in? How much will that cost? Anyone have any recommendations for chimney experts in Pittsburgh?

The property also has a pest problem (termites, foundation ants and mice). Any recommendations for pest experts in Pittsburgh as well?
