Baltimore City Roof Recoat

Hi All!

I just purchased my first rental in Baltimore City. I received a quote to wash/recoat the flat roof for $3000. It is a 12’ x 30’ house. Does this sound right or too pricey? A friend said he thinks you can get a new roof for that price. Planning to get a few more quotes, but curious for feedback as well.
