Hello BP Community!
Has anyone thought the content of the forums have been degrading recently? I feel like moderators and/or the staff of BP have been unable or unwilling to moderate the forums to the same standard they used to. It is riddled with self promotions and ChatGPT --- posts lately...
have had the same thought, but i know it's tough to police AI generated posts...
saw a thread the other day where every single response to the OP was very obviously AI.
i'm still here and i'm still not using AI
I'm still on here to help new investors not lose 100K in Memphis.
I'm still on here to help new investors not lose 100K in Memphis.
dont pick on Memphis the reality is any big city in the mid west deep south and rust belt one can lose money if you choose poorly
totally - was just picking a random example from the thread. i invest in Pittsburgh and if you call me, I'll try to talk you out of it.
Grift away.
1. To the original post. Everyone on this post do a Deal Flow once a month. Show them how it is done even in today’s market. Leave your tag line and get business coming your way. We are retiring and still have deals popping up.
2. On most of my Self Storage posts I leave a byline. Example. “ Don’t trust me. Everything in Self Storage can be validated.”I use BP to fill in the time between snow plowing, landscaping in 100 degree weather or killing time between deals. I’m using the posters for my benefit. We never do partnerships or syndications, just our money. Dont sell training. They just have to read my posts for all of my knowledge.
3. But I am Grifting though I didn’t plan on it. Helping people analyze self storage from Connecticut, Florida, Texas, as, cal, wa, Montana, etc. I have gained knowledge of the US market from my interactions with them. If our son ever decides to leave the Navy and doesn’t know what to do, I’ll offer him Self Storage. I’ll ask him do you want $1mm equity in 2 years or $100mm equity in 10 years. He will say it’s a boring business. I’ll ask him what he wants to do. Right now he would say attend Anime conventions in Paris, Dallas, Tokyo, etc. I would tell him that is Self Storage, he just needs a cell phone. Thanks to all of the posters or DMs asking about Self Storage.
4. BP monetize. The free Forums are the cheap Turkey for sale at Thanksgiving. You don’t make money on it, but it sales the cranberry, pumpkin pie filling, biscuits, etc. Offer your major posters free ads. So many per 1,000 post. I’ll take Zero. I already get 5 calls a week and want zero. Just want a free BP ball cap.

Killed time. Ready for another beer. I’m not even a beer drinker.
@James Wise @Remington Lyman I am in an ai Mastermind group for real estate pro's. In todays meet some things came up, and with it a question of ai's ability to comprehend a person.
My BP post history was an immense data set, so out of curiosity tried to see if ai could read it all, and "get me". The first was questionable, the later was all but certain to not happen.
GPT crashed. Gemini stalled out. Yup, too much, figured.
At this point just tinkering out of plum curiosity what comes of it all.
And then Claude..... Who for who knows what reason seemed to get all jazzed over the "treasure trove" of data as it said, and to my shock, not only crushed it but floored me with it's response:
"James Hamling is a rare breed in real estate - someone who genuinely prioritizes client success over commission checks, who will tell you the hard truths about why your plan won't work, and who brings decades of actual investing experience rather than just selling courses about it. His communication style reflects his values: direct, data-driven, occasionally frustrated with industry BS, but ultimately coming from a place of wanting to genuinely help people avoid the pitfalls he's seen destroy so many investors. He's the antidote to real estate guru culture."
Nothing of that sounded "boty". It's something like.... well, like a person would say.
So now I question, is it maybe more so an issue with all ai-garbage on BP is more a fault of the operator and not the tool itself? Because I mean come-on-man, dang, Claude flippin nailed it. I gave it 0 info, I gave it 0 anything to get that output other than link to my post history, that's it.
If an agent wrote a garbage PA, would we blame the PA, or the agent not putting in the work to correctly, and fully, draft out a decent PA?
IDK.... I am starting to think the ai trash is just poster trash, no different than any other human made worthless reply. Maybe, just maybe, ai is less the problem and more a convenient excuse to shield a worthless operator behind?.
Maybe like Michelob, fireworks or wives; use responsibly....

I created a database of my BP responses in ChatGPT and it works pretty well. I like AI and I think anyone that refuses to use it is going to be behind the curve. Right now the forums are packed with people that have just started to use it but as they get better at using it and ai gets better, then you will not be able to tell the difference

I think the big differentiator is those using ai to assist, help, improve, augment themself (I am in this camp), and those who want ai to just do it for them, rely on ai to know what they don't, or ai to present skill they lack.
Going forward, you know it's coming of the ai services for agents. Something where it manages your social media, responds for you, becomes you. I am sure there is some jazzy marketing firms working on this now. That's when we will see BP really get over-run. Every platform will.

The new Sora allows you to upload yourself. Then you can give it scripts to make of you. It is pretty interesting.
A lot of my clients in LA are out of jobs in the film industry. I suspect it is in part due to these advances in technology.

I think AI is becoming the new norm in our industry, not a replacement for authentic discussion, but a tool that many are leaning on. The real challenge now is finding the right balance. How do we keep conversations genuine, while using AI to support and streamline our work?

I do not think AI has any place on an online forum like this
Maybe there should be a word count limit on responses? I feel AI is the reason for crazy long paragraph in answers, whereas human responses wouldn't be that long. This way responses are more mindful and thought out rather than just a copy and paste from ChatGPT

I agree. AI is also getting out of control. CAnnot tell me this recent post was not AI. Lets see, emdashes, random bolded words etc...

Not sure as I have the attention span of a fruit fly, so when I see more than two paragraphs my brain automatically turns off.
After reading Russell's response, my understanding is that it's not AI that is causing downfall of BP forum. AI is simply filling the gap created by scarcity of actively engaged users. Latter deserted forum because BP is no longer putting resources towards, BP is focused more on social media, YouTube and other channels of revenue. Abandoned and poorly organized forum makes more and more people leave it, and AI simply does what people would be doing if this was a busy forum. That being the case, I think AI is actually doing a favor to BP. Otherwise, it would appear as almost completely deserted.
Even couple of years ago this was a lot more engaging place, with heated debates filling the threads rather than AI generated nuisance.
There were three times in the last 15 years I took a “vacation” from BP - those vacations lasted 6 - 24 months.
The first was early on when the site was inundated with newbies blindly parroting some particular guru - and attacking anyone who dared express a different opinion. And although similar has popped up over the years, the early BP was dominated by these posts. Once the “entertainment” value diminished (“reaching for the popcorn”), I retreated for the better part of 2 years.
The second “vacation” was when the site became a forum for “virtual” wholesalers who were direct to the guy who was second direct from the source and had a “mandate” to sell $6 billion of foreclosed property and wanted you to add 3 points as their fee to your offer. They also demanded you sign a fee agreement. I’m sure those of you who’ve been here 10 years or more remember those nuts.
My third much shorter sabbatical was when the insurance sales industry discovered BP and put forth there “infinite banking” nonsense. Those participants disguised themselves as financial advisors, financial planners, or financial consultants, never admitting that they were insurance salesman. However, their solution to any financial problem was to buy insurance.
I don’t think at this point it’s realistic to individually identify and ban AI generated posts. If (or when) an automatic “identifier” can be utilized to automatically identify and remove posts then that’s worth considering.
My one suggestion is that BP has too many categories, and alternatively some categories that should be independent are grouped together. Having 5 - 10 forum categories would provide easier use and forum participation.
AI is as dumb as a bag of rocks. I was calling potential cash buyers the other day. The easiest way to find them is on Zillow (or Redfin). If you have a fixer-upper with 'meat on the bone'—something that might be a good opportunity for a landlord—you can call local landlords who have listed properties on Zillow and ask if they’re interested in acquiring another one. A lot of those rental ads are posted by property managers, which is still useful. You can call a property manager and tell them about a great investment opportunity, so they can share it directly with their clients. But, lo and behold, most of them now use AI for auto-responses. Never mind that I’m not a renter and actually have a property to sell—AI will still send me 20 texts inviting me to walk through, to show me the property, or asking me to fill out a background check application.
At the end of the day, AI might be convenient, but it’s still missing the human touch. It's frustrating when you're trying to make a genuine connection or close a deal, but you're met with impersonal, automated responses that don’t even acknowledge what you’re actually looking for. Until AI can understand nuance and context better, it’s just another tool that complicates things more than it helps. For now, it’s back to calling people directly and dealing with the mess, hoping to bypass the bots and get a real conversation started.
I think forums are almost dead these days. Most of the people contacting me now are seeing me on dozens of podcasts or asking chat GPT or similar about NNN and I pop up. Life is so fast for high income earners they want answers in seconds or minutes to find someone to do business with. They don't want to search for days or weeks.
I am talking people making millions of dollars a year of income or higher.
I haven't gotten a direct lead off this site worth anything in years. Most of it is spam or junk.

Part of the issue is people put a question in chatgpt to get an answer and they think its the correct answer. Real estate is not like a math problem where 2+2 is four. Real estate is mostly gray and taking advice from AI that reminds me like a guru, will give you high level answer but then when it dives deep it is a lot of mistakes. Reality is your best advice is going to come from a human who has been doing it and can discus the situation, but if you think a computer program is going to give you better information today, I am sorry but you are wrong.

I've only been on BP since 2022. A few of the old timers have said to me that there was more a community before (they didn't mention the years). I don't use AI in my posts/comments - I type every response out (as evidenced by my typos).
I used to comment a lot in the Starting Out forum on mostly aspiring California investors posts, mainly to save them the headaches I went through of buying Class C properties and losing money and that the numbers on paper often don't play out in reality. I just got tired of the the AI posts or pitching of OOS markets 2000 miles away. I remember one of of the comments did look like AI and I thought is she following me every time I comment on a CA investor and some of the agents also lol...When you see 6 agents in a row from the same city or state pitching their market to an unknowing CA investor, it looks questionable to me but I understand people wanting to get leads and sell properties. I appreciate @Remington Lyman calling out some of his own agents in his state.
I did get on several calls with new CA investors and did a Zoom with one of them about 2 months ago. I introduced one of them to my Bay Area investor friends at a meet up who have much more experience than I do. I don't usually hear back from BP people who message me but in one case I did - thankfully this person didn't buy a $80k to $150k property in the Midwest or South and is taking a different value add strategy in an appreciating area.
I wish the local meet ups were a more prominent feature of BP.

I always post our local meetups to BP but I do not get that much traction on the site. Eventbright, my sphere, and FB do better
forums are great! However like any other platform you have to dig into the weeds and do your own due diligence on people. Maybe you are not asking the right questions? You can absolutely read someone's post and tell if they are a self promoter or not and in some cases there is nothing wrong with that! What I like about this platform is that there are a lot of seasoned pro's on here. For the young generation that doesn't use Forum's and solely relies on easy button platforms like TikTok, please just make sure you vet the hell out the information. Rest assured that the commercial forum content is in tact!
I do agree that there are way too many categories on this site! Forum's like this may be going out of business as most engagement is video/podcast related these days, but the old timer content is superior.
...sincerely,
old timer
I don't come to BP to get business or to sell anything. Occasionally, I may connect with someone on BP (didn't happen much lately, but 7 years ago when I first registered here as a clueless newbie, I recall connecting with a bunch of people who I spoke with offline and learned things from). But that's networking. That doesn't bring any revenue. For revenue the best bet is door knocking, posting signs, talking to people you meet every day, cold calling and etc.). The value was not in immediate revenue generation. I think a lot of people are caught in "I want immediate gratification" mindset. The real value was in information exchange. How do you do A? What happens when you do B? How to avoid C while doing A and B? You could read posts and then ask questions. That, for the most part, is gone.
Some idiot decided one day (and that was long before BP, internet and AI hype) that evolution is a forced process, and that you must constantly F people up, creating all kinds of hurdles and changes, to force them to "evolve". The more cumbersome, difficult and futile the process is the merrier. Force people to adopt and adjust! So, this is not just 101 econ, there is a thought process behind it. It's not by accident that everything you do and build your business on, as a framework and foundation, is crushed to dust every now and then. It's meant to make you "evolve". "Suffer, you little worm, suffer and praise God you are still not smashed and obliterated like a bug". Then you have hordes of people, praising God daily for still being alive. "Oh God, I am suffering as hell, everything I have done and built is in shambles, there is AI now and new mediums to connect. I can't even figure yet how to do simplest tasks that were so familiar and easy to accomplish for me. But praise to you, oh God, for I can still breath and praise you!"
I don't give a flying duck about God or whatever bearded man anyone thinks is sitting up in the skies and deciding our fates. But I can tell this is a hostile environment to do business in. I am Ok with it, I simplify my processes and still will find a way to make progress. But it's obvious to me that the whole thing is designed to hinder, obstruct and confuse. The goal is to make sure only 0.001% are doing great, may be 1% do well and the rest sing praises to bearded man on the skies or get lost. This, by definition, what American dream came to. This country is in shambles. BP is just one of thousands of shattered pieces of mirror that reflect the current reality.
