BiggerPockets PRO Perks

Have folks found the PRO annual subscription perks have paid off for them?  Especially wondering if the LendingOne and/or Kiava rates and terms are competitive with other lenders - or in general are more competitive rates/terms available that offset the perk discounts?  Also, can I get a quote from LendingOne or Kiava and join BP PRO before closing the loan to get the discount, or would I have to be a member at the time I get the quote to get the discount applied?
