It seems that there are a LOT more posts from people giving advice, kinda like short length Blogs........rather than people asking for help/advice like we used to see, or discussions between experienced folks on here.

And of course, most of these 'Blogposts' are quite obviously crafted by AI. Look, I have no problem with AI when used properly, but AI giving out Real Estate/Construction/Investor advice is just wrong. As has been said recently, this Forum offers invaluable advice from people who have actually 'been there - done that'. Or it used to I should say.

Maybe I'm wrong, iIs it just me?

It is definitely not just you, @Bruce Woodruff, and it is ruining the site. So many are asking for "help", or "how do you ___? with either nonsensical extremely broad subject, or they are ostensibly giving "pointers" and bullet lists of common reasons for "failure", yet clearly show no actual knowledge of the subject. And then there are those that ask broad questions with zero factual setup to give a useful answer. Or simply asking for someone to hand over ready to use documents and forms, having clearly not researched the subject at all. And what's up with all the bizarre names, and no names (placeholder placeholder is pure laziness) of course none have more than a dozen posts, no profile info. Except the dumbasses that make duplicate or triplicate posts to one subforum, or the same basic post to multiple subforums, often unrelated to subject.

For those that want to promote themselves or their great "deals", do so in the proper subforum, you lose ALL credibility and/or look desperate by trying to be sneaky with your "curious" questions. That also applies to certain posters that like to essentially summarize or just restate what other honest responses have been, trying to look very pro. But they often don't bother to actually read the OP and give at least partial response that has no bearing whatsoever. Laughable, and very annoying.

One clown had a "poor me" story, where they handed over funds and then were ghosted, yet a basic search turned up the names involved and numerous Red Flags. These keyboard kowboys act like they know how to use AI, but can't to the most basic research on any subject apparently.

I do blame some of this on some of those with seemingly actual experience that "confirm" how easy PM is, when in fact their experience has been pretty limited, or flat out lucky, trading low quality for fast bucks, taking short cuts, not following applicable laws or building codes. These types are either slumlords or their model is just putting lipstick on pigs. Much like a shady used car salesman.

I am getting sick of it, and have stopped making comments to nearly all. What makes it worse is the apparent lack of interest by site management. I have asked several questions in this subforum since my return a few months ago, and most went unanswered by staff (thanks JD). I don't need someone to hold my hand, by I do expect at least an acknowledgment when raising specific site issues. There is no FAQ, so the few real people that visit the site have no way to learn how best to utilize the site, nor do they have the first clue about any guidelines...it is just apparently a complete free for all!
