Investing in multi-family apartments

Hello! I've been interested in investing in rental properties for a while and i was wondering if anyone had any tips? I'm currently 30 yrs old and thinking about the future with my kids. I've read about possibly saving up $20,000 for a down payment on a loan and also read about partnering with people to have a bigger down payment for a bigger loan. I'm looking into the multifamily apartments. If anyone has any tricks of the trade or helpful advice I would greatly appreciate it. Thanks in advanced!
