Is it that impossible to get an answer on here?

Question

So far I’ve posted questions in three different categories over the passed few days and haven’t gotten a single hit. I’ve seen general questions get over 30 replies in under 8 minutes. Am I doing something wrong?

@Jerry Hodges I checked your first post, and I don't even know what a struck off property means, so maybe you're asking a question people don't generally have the answer to.  Maybe it's a market location specific term?

Tax delinquent properties is def a niche, and takes a lot of research to understand so you don't end up taking on another owner's burdens.

besides having the general forum to pick questions from, BP also has keyword triggers that will alert people looking into other common things. Try using common locations, words, acronyms.

@Jerry Hodges   Tax sales are a very specific niche.  Texas is different than a lot of states....and then with 254 counties it gets even more specific.  As you mentioned, there are some counties where I've never seen a sale?  Not sure why that is.  Not sure if they are great at collections, they don't know how to do a sale, or what.   Even though the laws are the same across the state, how they get implemented is very different.  Sometimes law firm handles the sale, sometimes the tax district, sometime the appraisal district.  Some want cash, some don't want cash.  Some want cashiers check as soon as the property sells....Dallas county for example has a cash counter at the front of the room, and as soon as the sale happens you pull $100,000 or whatever out of your boot and run it through the cash machine in the witness of the sheriff.  You don't pay right then and there and they will ban you and reauction the property.   On rare occasion some will take a personal check.  Sometimes tax district collects the money, sometimes the appraisal district, sometimes the sheriff.  Occasionally it is the constables office that runs the sale.  You just never know....and then sometimes you learn the system and they'll change it the next sale.   Some counties have sale every month, some quarterly, some yearly or less often.   Some right now don't have a sale due to Covid.  Some are on the courthouse steps, some inside a courtroom, some in the lobby, some at the annex, some in a hotel ballroom.   Sometimes you ask people who should know and they don't.

@Dawn Brenengen thanks for the input! I guess I just assumed people would know what I was talking about. Apparently buying tax delinquent properties is a niche market that not a lot of people dive into.

Is it that impossible to get an answer on here?
