Seller finance RV Park Structure

**Please help** Have an opportunity to lease to purchase seller finance an RV park. Need advice on how to structure the deal. He needs $10,000 a month to live off his retirement on in addition to his operating expenses. Numbers still make sense. 

Also seeking a real estate lawyer in Texas if you have any recommendations!
