What would be a fair percentage for a property manager to charge me to manage my 74 lot mobile home park with 1 single family residence? 39 units are occupied. around 24,000 total monthly rent with the current 39.Property located in MS.

5% of gross is the norm. At that type of revenue, you might consider getting a bid from M. Shapiro in Michigan who does mobile home park management on a third-party basis. They have been around for decades.
