Does any one have a non-occupancy contract ?

Hey guys,

I am purchasing a home tomorrow with a smaller family owned park- and although they've never done it before they were willing to allow me to own the home to remodel it. (even though I'm not 55+) Because I told them I've done it in other parks and they've let em use what they called a "non occupancy" or "storage" contract. 

He asked if I had a contract to use for this so he could avoid paying his lawyer $400 to draft one. 

Does any one who owns a park or works in parks have a standard contract/lease for someone who is going to own but not occupy the home?
