Best place for cheap MH's?

Question

I am looking at a foreclosed MHP with 14 units. Only about 4 homes that are salvageable. Park is located in Arizona, anyone have advice on where to find best deals for new manufactured homes?

21st Century has a CASH program that is considered one of the most attractive options for new homes. You have to become a dealer in your state and get pricing to reflect that. I believe the floor for orders is a 10 home commitment, but you can get them and fill them one or two at a time. They have a whole line of options, just depends on what size home you need. Lance Hull is the guy to speak to over there.

Arizona is CAVCO's (major manufacturer) back yard. They also have finance programs for community owners. It would be worth talking to them as well as Clayton. You might also talk to Susan at Manufactured Housing Communities of Arizona. Google them for their website and phone number.

Can try Hancock Enterprises, family run dealer in Safford so pretty close to you and probably willing to negotiate a good deal for you on multiple units. Good luck!

@David Sharp The best deals are on Craigslist, people are constantly begging people to drag the unit off their property, you pay $4-5k to move it, and put $7,500-$10,000 into rehabbing it and all of a sudden you have a beautiful home that cost you only $15,000. Hard to find turnkey homes at that price, not including the cost of moving.

@David Sharp I agree with @Austin Strode . It takes time, but the best deals are on CL. In addition, it is hard for mobile home owners to sell their mobile homes due to the hight price. Usually, you can finance it from the mobile home sellers. However, it takes time to find right properties.

CL probably is the best.  You can check these as well.  Lately, though, they seem to be harder and harder to buy at a "cheap" price.  You can check out https://www.vmfhomes.com/homesearch and you can register with https://mhbid.ditechfinancial.com/bid-step1.jsp.  They are formerly Green Tree servicing.  You have to find the local office and request lists when you want them.  i usually check with them every couple of months.
