Hi,  Can someone run through the paperwork and due diligence for a MH?    I'm looking at purchasing my 1st one.    Thank you

A mobile home in a park is personal property, not real estate. It can be bought and sold with a bill of sale and a signed off title just like a car. Buyer and seller go to the county, get receipts that the personal property taxes are current and the sales or excise tax on the sale is paid. The Department of Motor Vehicles should then be able to transfer the title to the buyer. Buyer gives cashier's check to Seller right then and there. You're done.
