First time running a mobile home park

Hey guys,

I am currently in the process of closing a mobile home park with 11 lots. I will be renting out lots to tenants, and I only own one trailer in the park. I pay the property taxes, and tenants take care of maintenance, insurance for their trailers, and all the utility bills. Do you guys have any tips or lessons for a newbie in this business? Any replies are greatly appreciated.

Be strict on the rules and on who you allow to rent.  A few bad eggs can turn your park into a hellhole.
