First Mobile Home Purchase Questions

Hey everyone! So I'm looking to start my investing career with investing in mobile homes. I'm located in Utah and I'm just wondering what the steps are to buy/sell one. From what I've read, buying a mobile home is similar to buying a car. My understanding is as follows, I need to:

1. Verify sellers claims and inspect the property.

2. Check with the PM that the lot payment has been paid.

3. (This is where I'm not exactly sure.) If owner has title, do a bill of sale, pay, sign the title and take it to the DMV? Or should I go with the seller to the DMV to verify that there isn't anything owed on the property? Do I need to make sure the bill of sale is notarized? 

If anyone has input on the steps to actually buying it, I would greatly appreciate it!

@Xavier Maestas Every state is different. Here is in PA we need to go to a Title & Tag company and transfer title (looks like a car title) from a seller name to a buyer name. The title company then file it with DMV. Your state probably has different rules.
