Next Steps on Mobile Home Lead

Hi, everyone! I'm Tori and I'm new around here. I am grateful to have found this community and am learning so much! I'm especially encouraged by how helpful all the members seem to be whenever anyone posts a question. So, here goes...

Today I found a mobile home and after researching it, I believe it could really pay off for an investor.

Am I allowed to contact the MH investors I've found through the member area here? Should I give the investor the lead as a bird dog? Or go the extra step to try to get the owners to sign an agreement to assign contract ( a version that I found on BP) and wholesale to an investor? If I try to wholesale it, should I just call the owners up or would it be better to send a letter? I'll need a POF letter from my investor first though. Do investors do that?

Any advice is welcome!  In the meantime, I'll be reading the posts here about MH investing and watching as many of @JohnFedro 's videos as I can.

@Account Closed Thanks for your response! Looks like it's not in a park but I will make sure when I call them or when I drive over. My biggest challenge right now is finding someone who potentially wants to buy. I'm not ready to rent it out and become a landlord!
