How to legitimize a park-owned duplex?

Hi,

I am going to purchase a mobile home park in Brevard county, FL. There are 2 park-owned mobile homes without titles. The selling broker told me that it’s not a big issue because typically it takes 2 weeks and 200$ to get a title. Is that true? Is it really so easy to get a title for an old mobile home (>10years)?

The second uncertainty is a single family home, which was converted into a duplex without permission. How can I legitimize duplex? What is the procedure? How much it will cost?

Account Closed If it is so easy to get for the MH in your area why hasn't the seller done with in preparation for selling the park? I'd look into the answer with the DMV, but it seems odd to me that a seller and their agent wouldn't have this squared away before they listed the park.

You could make the sale contingent on the two POHs having a title.

Account Closed I'd do your due diligence on getting the title to the mobile home. Depending on your area, you'll either need a physical title or the government entity in charge can look up to see the owner on record. If you can talk to someone there regarding the process of obtaining title, it would help. Regarding the home which was converted into a duplex, that would be a zoning and/or a code compliance issue. Since it's already residential, it doesen't seem like a big hit. Though, you may need to get a few things up to code. Check with zoning and code enforcement. Hope that helps!
