Guys
I've been looking mobile form contracts and bill of sale for Texas, do you guys recommend me one? I need to put under contract one mobile home, thanks in advance.

Attached to land ? Attached to land is just a simple TREC contract and an SOL as it is considered real property property
Not attached to land is just a bill of sale and an SOL.
The Statement of Location can be downloaded from the State of Texas site

If you don't want to pay an attorney to draft a "personal property" contract (assuming the MH is NOT attached to land), then a simple version can be found online. Make sure you research the property to be sure there are no liens (tax or otherwise) against it or you may be buying more than you think.

@Raul Flores You can find a few sample contracts in some mobile home investing books. Have written reviews on a few if you're interested. When it comes to working with sellers, it's more the trust you establish with each other that counts. The contract is just a formality. Without trust, it's hard to make a deal work. Good luck!

replied over 2 years ago@Raul Flores I use a bill of sale, form that I'm not sure where it came from but its pretty basic. One website i have been using recently is rocket lawyer .com about 20 bucks a doc, they might have one. When you search for a free one its hit or miss.
In TX, you are supposed to transfer ownership also with a statement of ownership form , and there is a whole process and protocol for doing this with making sure the taxes are paid.
the TREC contract i think you technically have to be an agent to use it and don't think you would use it for a park.
Mobile homes can be a great way to do RE. Houston especially is a great market. Im currently filling up a park in Houston and if its a nice lower cost home, i might be interested in bringing it into a park and working out an inventive package. We are primarily hoping to get new homes but will not exclude used homes that are in good shapes or new buyers who will get the appearance proper in our park.

You should seriously consider joining the Texas Manufactured Housing Association for many reasons, not the least of which they have the forms you need. And, Texas has some very specific regulations and forms for handling the just the sale, along with advance notifications that Texas requires.
Lending in Texas legally is far easier and cheaper than many other states. That said, you will need to be, or hire, (legal in Texas) a contract MLO and have a chattel lending license from the state of Texas which is pretty easy and cheap compared to most states. The lending agreements for Texas are different that for other states, as are the related lending documents. In addition, even for a few loans, you need a formal Compliance Management System to cover over 20 federal laws, some of which has additional requirements for Texas.
This is all doable. Because Texas is easier and cheaper, there are lenders there doing only a few loans a year and still are completely legal. You too can do this.

No, she was trying to get the title under her name, and at the same time she put money on the mobile home and I told her not to do so, and then she sold it to somebody, not sure if I was slow on my part, I did not want to take the risk to buy it without title. @Account Closed , did you buy a mobile home park?
