Lot Rental-Lonnie Deals

In Las Vegas, I"m seeing a lot of parks where the lot rental is in the 500 dollar range. The idea would be to get a down payment and carry the note. Would people really pay 500 for lot rental plus 200-300 for the note? It seems like if they can afford 700-800 a month on rent, they could afford other options.
