I have a caller today that paid $20k as a downpayment on a mobile home that her purcahsed for $150k. His mortgage is $870 per month with $150 in insurance and tax and another $600 for the land. So his monthly cost is about $1500 per month. He cant afford this anymore because they are cutting his hours at work..

He is willing to sell me the home subject to.. but he wants his $20k in payments over 15 years... i dont have to put anything down .. i just have to take over the payments. The home is in northridge, ca (los angeles).

What do you guys think of this deal... i am new to manufactured homes..
