I'm looking to sell a mobile home for down-payment + monthly payments. Might someone please share their contract that they use for this? Thanks for your input!

@Phillip Collie - No, it is not too hard to get a mobile home dealer license. I had to go through the Arizona Department of Housing to receive my license - an exam, surety bond, background check, and etc... What state are you located in? The rules are different for each state... Some states allow for up to 3+ mobile home sales prior to needing a license (double check with your state). I would recommend doing a couple deals prior to pursuing the license to make sure mobile home investing is right for you.

Hey @Adam Bradley - You can probably find a generic promissory note online. Just make sure to also fill out a power of attorney and direction to lien holder as well... Also, make sure to do research on the Safe Act prior to selling on a note. John Fedro has a lot of information on the internet about selling mobile homes with payments.

Hi, I've been doing research on MH for months now. I live in Boca Raton, Fl. and want to start with wholesaling MH to get capital, then buy with notes for passive income. Willing to go 1 to 2 hrs. outside of area to get deals since the prices are high here. Is there anyone that can direct me to which contract to use for wholesale agreements in parks only for MH...Thanks!
