avoid MHP due to lift station?

Question

Im debating moving forward on a 25 unit park due to sewerage system being a lift station. I don't know much about lift stations but from what I'm reading it can be expensive along with many headaches. Anyone have info on pros and cons of a lift station? also what questions should I ask seller about the lift station?

Lift stations are expensive to build and moderately expensive to maintain. But the big problem is what happens if the motors fail or the power goes out -- which is essentially a sewage going everywhere catastrophe. That being said, they are typically not a deal killer. You will just need to make sure they are in perfect condition during diligence, and keep them that way after closing. We own many of them, and they are just fine as long as you respect the dangers and plan accordingly.

One big tip: make sure to keep a generator in your park office to handle any power outages. When you need a generator, you will never find one because everyone will be needing one. It's a cheap insurance policy to keep you out of real trouble.

@Frank Rolfe Thanks for the response! I was literally just on your website reading in the forums about lift stations. Seems like I will need plenty spare parts and possibly a Nat Gas generator installed. I Was told a ball park on city sewer from owner was around 30-40k to install but that's was 5 years ago. Park is in a great location ( plenty jobs, top school district, around very pricey homes ) but will need a lot of cleaning up.
