Mobile home wholesaling

I found a mobile home seller letting go of their 2 bed 2 bath single wide for $5,000 the home needs to be taken off of the land ASAP so the seller seems motivated. I know very little about mobile homes since my primary focus is single family home rehabs so I'd like to try to wholesale it to someone that knows what they're doing. How can I learn more about the mobile home market so I can ballpark ARV? I'd like to shoot for the stars and try to whole sale at $10,000. Thanks in advance!

This has been my specialty for two decades. The sales price of where it ends up can vary by more than 100% because mobiles are area specific and park specific.

You could probably make a lot more money by selecting a place to move it where it would sell at a good price and do the project yourself.

I flip SFR and mobiles all the time. The mobiles take less cash, are quicker and easier, have way better profit margins, and there's virtually no competition. Most investors don't ‘bother' with mobiles because they don't understand the business.
