MHP private funds investment funds reviews

Hi everyone, I’ve been a small multi family home investor for a while now and looking to diversify my portfolio so I’ve been looking into MHP investment funds like Sunrise, Four Peaks, Summit and etc. I’m a total noob in this space so while the returns looks pretty attractive, what is the possible for it being a scam? Has anyone have any experiences with them or in the MHP investing funds in general to share? I have not been able to find much reviews online.
