Market for High End Rentals?

Hello - I wanted to ask BP nation if there is a market for high end rentals for the passive investor?  The scenario is 'Homeowner A' purchased their house 4 years ago and seen significant appreciation.  The plan was never to stay in this home long-term, but they don't want to move and buy a new house.  They want to sell their house to use the equity for other investment opportunities.  They want to sell their house to a passive investor and immediately write a lease on the house to continue living there, which they've agreed to pay 12 months up front.  $500,000 house (slightly below market) to sell and immediately get $40,000 back on 12 months rent.  Is this attractive or not attractive for the investor?
