OH market. Columbus or Dayton, OH?

Hello BP,

First of all, I want to shout out to everyone in the BP community. This group has truly helped me grow and learn. I stumbled upon BP out of boredom during lockdown in 2020. It was like discovering a gold mine. I've always traded in the stock market but I was always looking for something more sustainable and passive. So you can imagine my excitement when I discovered this website and started reading real estate books. Fast forward two years, I have bought 4 properties just last year in 2021. One of my being my primary and the rest are OOS investment properties. 


This year my goal is to purchase my first multifamily. I am targeting Columbus, OH because of cashflow and also I have friends there. However during my research I saw a lot more deals in Dayton with even higher cap rate. So I wanted to ask the BP people, Columbus or Dayton? Any locals would like to provide your thoughts? Much appreciated!
