I know this has been talked about before but I cant find it. How to you find the ideal properties to buy/sell in your local area? i.e SFH, 3/2, 1400sf. I don't have access to MLS.

    You have access to the public side. Look for expired listings, properties with a history of being on the market, high DOM count.

    Does an ice cream store only sell the flavors? When you have a hot market and large inventory, you can specialize in properties, when those conditions don't exist you need to broaden your efforts. You might make twice as much off of a 5 bedroom than a 3, or as much off a 2 bedroom as a 3. A deal is a deal, they don't come in a targeted nomenclature.

    RE is a social business, you need to walk and talk, network to meet people or be referred to those wanting to sell or buy, everything can't be found on your computer. :)
