Ogden UT- a good long term cash flowing area?

Hi guys! So I wanted to ask around regarding Ogdens real estate. I know prices have skyrocketed there and prices are expected to level off or even decline. For a long term rent and hold strategy though where cash flowing is the goal, how does the market look from your perspective?
