Buying a commercial building financing help

Hello,

I am interested in buying a 4 story commercial building in Puerto Rico where i live and im from, that they are asking $1.288m for it, it has one commercial space and 3 stories with apt in a great location, wanted to turn it into airbnb. 
we currently have almost close to 70 properties that we sub-lease or manage and we start doing our own deals.

Wanted to see how would you structure this deal to buy it without having to put to much capital, for example, dont want to put to much capital in the down payment, closing cost and renovation because its putting my company at risk using to much cash. We know the numbers and we know that once this is renovated and renting in airbnb it would be doing amazing. Forgot to mention that it has a cool Hostel right next door that also rents in airbnb.

How would you structure this to not have to put your own capital?

Syndicate! Now, syndication is not a no money down game, because there are upfront costs to set up the legal structures and so forth. But you can raise most of the equity from passive investors.
