Selling one of my rentals. There are "brokers" in town who will list it for 1.5%--4%. My broker will do it for 5%. What am I risking going for the lower commission? I have lovely photos and a super write-up, and inventory in this location is nil. WWYD?

How many listings did they close in the easy as abc market in 2021? How many photos per listing? Do the photos look fabulous? Drone? Video? Long description? Great ratings with OTHER REALTORS in same market. Listing agents in 2021 didn't need to answer the phone. Will they run print advertising? How many fliers will they print? What is their dog and pony show like? Do they have a lender, insurance agent, financial planner and attorney who say they are wonderful partners to work with? Get the marketing plan in writing for your property. Some offer staging that they pay upfront and charge at the end or pay for light staging. Some companies were fronting minor eye sight repairs, ask?? How will they get along with tenants?  Negotiation skills?

If they are new and doing discount agency expect poor service and errors in the contracts.
