Having trouble finding deals - Anyone else?

Question

Anyone else having a hard time finding deals lately? I'm in PA and it seems that any house with fix-and-flip potential gets snatched up immediately. Forget the 70% rule, I'll settle for less profit and I STILL can't seem to find any good contenders.

Four months ago I had four fantastic deals all ready to go after settlement of my then-current house. Sadly, those got sniped from me before I had the cash to buy them :(

There wouldn't be enough time in the day to buy up all the properties I would want to buy.  All markets are different.

I'm from PA also Lackawanna county, in my area seems very competive for single family flips. I use hard money lenders to aquire most of my flips have everything ready to bid once a good deal comes on the market. I lost count on

many deals i missed by a few days.

You can either market like a wholesaler or find a couple of good wholesalers and pick up a deal from them?

Wholesalers market to owners that dont have their properties on the market, they find motivated sellers and craft the deal from there. If it were me, I would spend some time looking over the techniques of wholesalers and decide if you want to go about it that way or just find a good wholesaler and pick properties up from them?

Two of those deals were on the market for 1+ year, so I figured they'd still be there after my closing. I was wrong!

I'm in Chester County. Phoenixville/Malvern area.

you could've wholesaled  those... where  in PA?  there are plenty of  excelent  REO deals on  the MLS  in certain pockets  of  Philadelphia..
