Investors for down payments

Has anyone acquired investors to cover their down payments on rental properties? If so, how did you work that out? What interest rate did you offer? Did you have to offer a percentage in the property?

I know on a $100,000 home the bank will require 25% down. So, I am just wondering if anyone out there has brought in any investors to cover that.
