Down payment help!!!!
I've been researching and we would like to jump into real estate investing by way of buy and holds, and fix and flips. We (my husband and I) can qualify for a conventional loan, but we don't have a down payment. I absolutely DO NOT want to go begging family and friends for money, so. besides hard money loans, are there any other ways to get down payment money? Are there loans out there that don't charge 20% interest that could be used for down payments? Is there some key to this that I'm missing? It is so frustrating, I really want to do this, but I don't have the resources.

ur energy is in the right place and seems like ur enthusiastic about rei. SOME people start off wholesaling to generate more funds to put down. Dont forget the acquisition of a house is just the start, u will still hv to maintain the major repairs as well. which can be costly. But dont think ur begging for money. If anything ur offering a much needed service for people to get a high rate of return on their money by working w u. Good luck
