Does anyone have experience with Sheriff Sale in Beaver County PA

Question

I have flipped a few houses but never purchased from a sheriff sale.  I don’t know about hidden costs or risks with this type of purchase.   Any input would be appreciated.  For instance I don’t know how to check if there are lien’s against the property.

Yes I have experience with these sales. You need to pull title to see who is foreclosing and what liens. Also understand if it is an upset sale or the type of sale as PA has different types of sales.

You will want to get an attorney to educate you on this before you buy something realizing you still owe hundreds of thousands on a property.

You need to do a title search on the property to see what liens are on the property.  Make sure you are bidding on the first mortgage and not the second for example.  It does happen.  Also look for city code violation liens, utility liens, property tax liens, IRS liens etc since these are typically not wiped off at auction.
