Finding high cash flow zip codes and appreciation data.

Ive been looking for cash flowing areas to purchase my first section 8 property.  ive been using a website REPIT.ORG where you can input a zip code into the search bar and find 20 years of appreciation data and price to rent ratios along with some section 8 data... im using this to find an area where i would like to invest.  Ive used neighborhood scout and spotcrime to look at the demographics and crime in the area.  Are there any other available data points or websites besides price to rent ratios on repit.org you guys would suggest when looking for cash flowing areas around the country.
