Thinking about selling a property with current tenant

Hi everyone- Just wanted an opinion. I have a great property in highly sought after neighborhood with current fantastic tenants. I am considering selling it but would like to sell it to an investor interested in using it as an investment property. I would like them to be able to still live there at least until their lease expires. 

Is there a way to market this property to investors only?

    @Raj Shah, correct me if I'm wrong, but it sounds like you are trying to avoid real estate commission and sell off-market (FSBO). If not, you can simply list on the MLS with an agent and include in the listing description that the tenants will remain in the home until their lease expires. Just so you're aware, tenant-occupied properties often sell less than comparable vacant homes. As noted by Konstantin, if you have time, I would advise that you wait for the tenant's lease to expire so you can sell the home vacant. If you're dead set on selling the property without the service of a real estate agent or the MLS, then it's essential to market the property on as many platforms as possible, Zillow, Redfin, Fizber, FSBO.com, Trulia, etc. Hope this helps!
