Home for sale

I have a home for sale in the Jonesboro market. The home is currently rented for $1100/ month on a monthly lease. I am moving out of state and want to sell the property due to management. It is in great shape but can use some lawnmowing and fence. It is currently listed for $119k but I can negotiate. Any advice on how to sell the house?
